Allen Appraisal Service Appraisal Reviews

As stated in an announcement by the Federal Reserve, "financial institutions are obligated to have effective, impartial real estate appraisal and evaluation programs," and that appraisers fulfilling reviews must "have the proficiency and expertise to determine compliance with the Federal Reserves appraisal regulations and guidelines." Allen Appraisal Service provides appraisal review services that are impartial, efficient, professional and compliant with the Federal Reserve's guidelines.

If you have questions in reference to an appraisal, or if you need a real estate appraisal review, call Allen Appraisal Service today.

The Federal Reserve says appraisal reviews "should find out whether the appraisal or evaluation is relevant for the transaction, the liability of the transaction, and whether the procedures by which the collateral valuation is obtained ensures independence and quality." They "should also show whether the appraisal or evaluation report is even with the engagement letter, which gives an account of the outlook of the appraisal assignment." The Federal Reserve also says that "some banks reinforce periodic reviews with post-funding evaluations of appraisal quality for any of their higher-risk or high-value dealings as a control to help in exposing valuation concerns."

In addition to coordinating our work to the procedures and guidelines of our review clients, there are four Fannie Mae forms that are widely used for review services, and we'll formulate an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Allen Appraisal Service, we're qualified in every type of appraisal review, review practice and the responsibilities of review appraisers.

We understand what the biggest imperfections are, specifically in our housing market, as well as what amounts to a quality appraisal. At the same time, we're sufficiently skilled to acknowledge that our competition in our market are qualified to do a fine job. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews and appraisal reports, and you can rely on us to fairly evaluate appraisal reports carried out by others. And those others may be reviewing our work, too!

In short, when you choose Allen Appraisal Service, you can rely on our neutral judgment, because we offer professional, objective, ethical appraisal review services for our clients. Contact Allen Appraisal Service to learn more about our qualifications, expertise and service offerings.
